Why some Vallarta listings sit for a year, and how to avoid it

Updated · By Chase Jordan

The short answer

Homes across the bay sold in a median of 196 days on the MLS in the last 12 months, and the final price landed at about 96.2% of the original asking price. Listings that sit usually have one of three problems: the price, the photos, or not being shown to the right buyers.

96.2%Of original asking price

The three usual reasons

  • Price. Buyers compare everything online; an overpriced listing gets skipped and goes stale.
  • Photos. Dark, crooked or cluttered photos lose the click before anyone reads the description.
  • Exposure. Many buyers here read Spanish or French first. A listing marketed in one language misses them.

What I do differently

  • Professional photos and video.
  • Marketing in English, Spanish and French.
  • Every listing gets its own page on this site, not just a portal entry.
